Statek pod Moníncem is operated by Alexandr Novotný, with its registered office at Jiránkova 1136/4, Řepy, 163 00 Praha, Company ID (IČO) 04391527, on the basis of a trade licence for accommodation services.

These terms (the “T&C”) govern the rental of the entire property to a single group of guests and, together with the House Rules, form the content of the accommodation contract under Section 2326 et seq. of the Czech Civil Code.

The T&C apply to bookings made directly — through the form on this website, by e-mail or by phone. If you booked through Booking.com, Airbnb or another platform, payment and cancellation are governed by that platform's terms; the House Rules, however, apply to you as well.

Submitting the form is a non-binding enquiry. It does not block the dates yet and you pay nothing.

We'll get back to you and confirm availability. The confirmation will state the dates, the total price, the amount of the deposit, the security deposit and the due date — it is our proposal of the contract.

The booking becomes binding the moment the deposit reaches our account. At that point the accommodation contract is concluded and you confirm your agreement with these T&C and with the House Rules.

The deposit needs to be paid within 7 days of our confirmation. If it doesn't arrive within this period, we release the dates to other applicants.

The price is always for renting the entire property — both houses and the wellness area — regardless of the number of people, up to a capacity of 16 guests and 2 cots.

The price includes:

• the whole equipped farm just for your group
• wellness — sauna, hot tub and a seasonal outdoor pool
• all activities (billiards, ping-pong, darts, playground)
• energy consumption (electricity, water and heating) with no limit
• bed linen and towels
• parking for 12 cars

Not included in the price and charged separately:

• final cleaning 2 500 Kč per stay
• tourist fee payable to the municipality 25 Kč per person per day

For stays shorter than 3 nights and for holiday dates we confirm the price individually.

Alexandr Novotný is not a VAT payer; the prices stated are final.

The deposit is 50 % of the accommodation price and is due once the booking is confirmed.

The remaining 50 % together with the security deposit, the cleaning and the tourist fee you pay on arrival — or by bank transfer in advance, as we agree.

We accept payments to account 302800935/0300. As the variable symbol, please state the booking number from the confirmation e-mail.

On arrival you place a refundable security deposit of 10 000 Kč, either in cash on arrival or by bank transfer in advance.

The security deposit serves solely to cover damage, losses, energy consumption above the limit or extraordinary cleaning. It is not an advance payment towards the price of the stay.

Departure takes place without our presence, so we inspect the farm only after you leave — within 3 days, and if another booking follows your stay, before the next guests arrive. We compare the state against the handover protocol we signed together on arrival.

We refund the security deposit within 3 days of departure — in full, or reduced by the quantified damage. Any damage found will be documented with photographs and quantified; you may object to the amount within 14 days of our notice. If the damage exceeds the security deposit, we will charge the difference.

We do not claim damage found later that cannot be clearly attributed to your stay. You are not liable for normal wear and tear.

You can cancel the booking at any time, in writing to info@statekmoninec.cz. What counts is the day the cancellation reaches us. The cancellation fee is calculated from the deposit paid:

• 60–31 days before arrival — 50 %
• 30–15 days before arrival — 70 %
• 14 days or fewer, or if the guest doesn't turn up — 100 %

We deduct the cancellation fee from the deposit paid; any remaining part of the deposit we refund within 14 days. We do not require any payment beyond the deposit in the event of cancellation.

We rent the farm as a whole and to a single group — a cancelled date is hard to fill at the last minute, which is why the fees are set this way. But we will always try to arrange an alternative date, and if we manage to fill the date again, we will reduce the cancellation fee accordingly.

We recommend taking out travel cancellation insurance — with amounts of this size it's worth it.

We can cancel a booking only exceptionally — in the event of a serious failure (a water, electricity or heating breakdown), a natural event or another obstacle that makes it impossible to use the farm safely.

In such a case we will refund the entire amount paid within 14 days and try to offer an alternative date.

Check-in is from 15:00, check-out by 10:00. We're happy to arrange a different time in advance, if the following booking allows it.

On arrival we walk through the farm together and sign a short handover protocol — in it you confirm the number of people staying, that you have taken over the property without defects, and the security deposit placed. If you find a defect we missed, please let us know — anything you report during your stay will not be held against you.

Departure already takes place without our presence — you leave the keys at the agreed spot and don't have to wait for us. We therefore inspect the farm after you leave; for the deadlines and how the deposit is settled, see Refundable deposit.

Before you arrive we'll send you an online check-in link where you can conveniently fill in the details of everyone staying, right from your phone. It takes a few minutes and means no copying from documents when you arrive.

By law we have to keep a register of guests, so please have your identity document ready. We need your name, address, date of birth and document number. You'll find the details in the Privacy Policy.

The capacity is 16 beds and 2 cots. You state the number of people in the booking — if you end up arriving in a smaller group, that's no problem at all.

If you'd like to come in a larger group or invite visitors, arrange it with us in advance — we're happy to accommodate you, but we need to know about it because of the register and the tourist fee.

For unannounced people beyond the booking we are entitled to charge extra according to the number of people and nights and, in the extreme case, to terminate the accommodation.

For damage caused during the stay by you or by people in your group you are liable under the Czech Civil Code. The same applies to damage caused by pets.

The farm is a working farmstead with a courtyard, a garden, a children's playground, stairs and a number of nooks (the barn, terraces, technical facilities). Entering the grounds and using all of its parts and equipment — including the children's playground — is at your own risk. You are responsible for the safety of both children and adults in your group throughout the stay; please keep children supervised across the whole grounds, not only at the wellness area. We keep the property and its equipment in good condition, but we cannot oversee how individual guests use them.

On the grounds there is a pool, a sauna and a hot tub, at which no lifeguard or attendant is present. You use them at your own risk, and parents or accompanying adults are responsible for children at all times. For safety reasons, jumping into the pool is prohibited.

We are not liable for items left in the building or in vehicles parked in the courtyard, except where the law provides otherwise.

Nothing in these T&C limits your statutory rights or our liability for harm to health and life — such liability cannot be waived in advance under Section 2898 of the Czech Civil Code.

If you book as a consumer at a distance, you normally have 14 days to withdraw without giving a reason. For accommodation on an agreed date this right does not apply — this follows from Section 1837(j) of the Czech Civil Code, which excludes contracts for leisure services provided on a specified date.

So you can cancel the stay at any time, but the cancellation terms under Article 6 apply.

When something doesn't work, please tell us right away, on the spot — we can put most things right immediately. You can also make a complaint in writing to info@statekmoninec.cz; we will deal with it within 30 days.

If you are a consumer and we don't reach an agreement, you have the right to out-of-court resolution of a consumer dispute. The competent body is the Česká obchodní inspekce (Czech Trade Inspection Authority), Štěpánská 44, 110 00 Praha 1, adr.coi.cz. You can also use the European online dispute resolution platform.

Supervision of compliance with consumer regulations is carried out by the Česká obchodní inspekce (Czech Trade Inspection Authority).

The contract is concluded in the Czech language and is governed by the law of the Czech Republic.

The English and German versions of these terms are an informative translation only. In the event of any discrepancy, the Czech version prevails.

We may change the T&C. For your booking, the version effective on the day you submitted your enquiry always applies — we keep that version stored with your booking and are happy to send it to you on request.

These terms take effect on 1 July 2026.
