House Rules
A few rules so that everyone has a good stay here — and so the farm lasts for the guests who come after you. They apply to all guests, including those who come to us through Booking or Airbnb.

1. General
The House Rules are an annex to the Terms and Conditions and are binding on everyone staying here, including children and visitors.
We rent the farm always as a whole and only to a single group — we won't put anyone else up alongside you.
2. Arrival and departure
Check-in from 15:00, check-out by 10:00.
On arrival we walk through the farm together and sign a handover protocol — the number of people, the security deposit and taking over the property without defects. Departure already takes place without our presence — you leave the keys at the agreed spot and we inspect the farm after you leave (see Damage).
Before you travel you'll receive an online check-in link from us — please fill in the details of everyone staying. As the accommodation provider we're required to keep a guest register; online you'll handle it in a few minutes and it won't hold us up at arrival.
Before you leave, we ask for: washed dishes, rubbish taken out and the furniture back where it stood. Leave the cleaning itself to us — you have it as a separate item in the price of the stay.
3. How many of you there can be
The capacity is 16 beds and 2 cots. Only the people listed in the booking may stay overnight.
Daytime visitors are fine — just please let us know in advance, because of the register and the tourist fee.
Unannounced extra people staying overnight are grounds for additional charges and, in the extreme case, for ending the stay without a refund.
4. Quiet hours
Quiet hours apply from 22:00 to 6:00. We're in a village and the neighbours live close by — outdoors, please turn the music and your voices down at this time.
Inside, feel free to carry on enjoying yourselves, just so it can't be heard across the courtyard.
5. Events and celebrations
Celebrations, weddings and corporate events are very welcome here — but only by prior arrangement, so we can prepare for them and agree the terms.
An unannounced event going beyond ordinary recreation is a breach of these rules.
6. Smoking and fire
In both houses, in the wellness area and in the barn there is a strict smoking ban, including e-cigarettes. You can smoke outside; cigarette ends in the ashtrays, please.
A breach means the cost of cleaning and airing out the building — paid from the security deposit.
Use the fireplace, grill and fire pit only as instructed and never leave them unattended. Don't light a fire in windy weather and always put it out before you leave.
7. Wellness — pool, sauna, hot tub
There is no lifeguard or attendant here. You use the wellness area at your own risk.
Children must always be accompanied by an adult — at the pool and in the hot tub, even where the water is shallow. Please don't rely on being able to see them from the terrace.
Please go into the pool and hot tub showered and without creams and oils — they clog the filtration.
For safety reasons, jumping into the pool is prohibited — the pool isn't deep enough for it. Please don't bring glass into the water and don't use the wellness area under the influence of alcohol.
In the sauna, please don't leave towels on the stove and pour water on it only in moderation.
The outdoor pool is seasonal — we're happy to confirm its current status before your arrival.
8. Children
The farm is a farmstead with a courtyard, stairs and water. Parents or accompanying adults are responsible for children throughout the stay.
9. Pets
We usually don't accept pets on the grounds. We'll make an exception only by prior arrangement with us — without one, please don't bring them.
Pets are not allowed on the beds or on the sofas, outside keep them under control and please clean up after them.
The owner is liable for damage caused by the animal.
10. Energy
Electricity, water and heating are all included in the price without any limit.
Please don't heat with the windows open, and turn the heating down when you leave.
11. Damage
Please report damage or a fault right away — not only on departure. We can sort most things out on the spot and it's no big deal. What's more, anything you report during your stay will not be held against you at the inspection after departure.
You pay for damage you cause under the Czech Civil Code, primarily from the 10 000 Kč security deposit. If the damage exceeds the security deposit, we will charge the difference. You are not liable for normal wear and tear.
Departure takes place without our presence, so we inspect the farm afterwards — within 3 days, and if another booking follows, before the next guests arrive. Any damage found will be documented with photographs and quantified; you may object within 14 days of our notice. For details see the Terms & Conditions.
12. Parking and waste
Please park in the courtyard (12 spaces), not on the village road. You leave vehicles there at your own risk.
Please sort waste into the bins provided.
13. Breach of the rules
In the event of a gross or repeated breach of these rules — especially regarding capacity, smoking, quiet hours or an unannounced event — we are entitled to terminate the accommodation without a refund of the price of the stay.
Before we resort to that, we will always warn you first.
14. When something happens
The single European emergency number is 112, ambulance 155, fire brigade 150, police 158.
Nearest emergency service and hospital: Sedlčany.
The first-aid kit is in the small house living room, the fire extinguishers are in visible places in each house.
